If you intend to vacate, the original lease agreement states you have to provide a 30 day written notice of your intent to vacate.

I think some folks search for discounts so that's a way for being promoted.Seems guest dont rent a 4 bedroom house unless they have triple the amount of guests they originally reserved for.

I am originally from CA and now have a huge circle of folks like yourself that have investments here in Dayton Ohio and surrounding areas because the returns, low taxes, solid rent, and landlord friendly state makes a ton of sense.

I've had one recent multifamily deal in Florida exit with a 32% IRR and one hotel deal in Atlanta refinance and return 110% of the original invested capital through dividends and the refinance and the hotel continues to make regular 16% distributions.  

It’s always good advice for someone doing a 1031 to actually have their replacement property under contract when they sell the original property, but few actually do this.
