Springfield has new builds now with Ryan Homes, Arbor Homes, Fischer Homes which it never did before. most are in the 200s which is tough to build in I would say but I would say the opposite it's doing really well. 

These properties were not distressed quite the opposite.. but they had 100k to 3 to 5 million of standing Timber on them that if we could purchase our Timber deed we could turn those trees to cash within 90 days..PS I had created a hand made custom data base of properties  10 acres or more not corporately owned that Aerial Photogramy show Standing Timber of an Age we deemed Merchantable.

Also seen the opposite where decent lot, decent price, looked clean, but when I got there must have been $100,000 in cleanup needed with all kind of trash and junk on that lot.I've never been to Harris county auction, but from what I understand they have multiple auctions and maybe even different locations depending on the precinct, so know where to go if you can.At one time there was a lady that would offer orientations at Harris county maybe 1 hour before the auction starts.When you are ready to bid, know how to pay. 

Now, if your area has many str's and that is relatively common, than you may have a reasonable argument.I had somewhat of the opposite issue, where I turned my ltr into a legally permitted str, but unfortunately, there were a ton more unpermitted str's in the area which appeared to dilute the str business.
