I have over a hundred rental units I own and operate in Utah everything from homes and condos to larger multifamily.Salt Lake County has higher property taxes and is basically built out already and Ogden even though you can find good opportunities in the long run it won't be able to compete with South Utah County or Eagle Mountain. 

This could be a great opportunity but I'm not so eager that I would do it if the numbers don't make sense.

You have to find their problem.There are a lot of high-net-worth people looking for opportunities to enter the hospitality space but lack the operational know-how you’ve clearly demonstrated.

On that renovation, focus on value add opportunities to force equity or cash flow. 

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

This approach has not only improved our operational efficiency but also helped us stay on top of opportunities without getting bogged down by the details.Have any of you tried alternative strategies or found other methods that work even better?
