Since you’re interested in learning more about commercial real estate (CRE), consider a mix of reading books, enrolling in online courses focused on real estate investing. 

It was supposed to be dealt with in December, but I can't find anything online to it being completed?! 

Feel free to take or leave my advice, but I think others will agree that, for now, you should focus on maximizing your savings rate, building your credit, paying off any owed debt, and house hack your first deal—just my two cents.

This way you are trying to get top dollar for it but are also going to be notifying those who have saved the property every time you drop the price.

My number one piece of advice is finding a group that you can attend online or in person to keep you motivated and accountable to your goals. 

The "online leads" trend becomes a vast pool of scams, each one discovering a new and "better" way to find motivated sellers via SEO/Paid adds/Social Media etc, and automatically aims to make a profit from selling those so-called leads.

You hustle like crazy for a year.  20hrs evening plus 20hrs on the weekend even at $10hr is $20000, make more and save more...$15hr is $30000. 

Ill be sure to save your contact for any investors I come across that are in the MA market. 

Considering your situation, I would try to find deals on Facebook, saved zillow/realtor search notifications, etc.
