A good starting point would be a 10% 2nd home loan or an owner occupied 5% loan where you can convert a basement or studio into a simple 1 bedroom unit and basically let your guests pay your mortgage.

- You can rent out the bedroom you would normally occupy.- Most cities do NOT care if an owner lives in basement, but will not allow a tenant to unless baement has legal egress window.3) Check local statutes if any limitations on how many unrelated roommates are allowed.4) Check with local building dept to see if rental inspections and corresponding requirements.5) Local statutes allow locks on bedroom doors?

And my rentals there are cash flowing nice, but it's taking some time to getting it occupied, and I also found out that I need to make sure that the tenant is paying for the water, because the water bills are really high over there.I will keep you all posted along my journey, and I hope I could help you friends.
