Its a very poor situation for the original owner to be on the mortgage for years and years without the benefits of ownership and the control.

The investor “gave up” after numerous attempts to sell the lot or get a “refund” from the county proved unsuccessful.  

You have to weigh the benefit of the insurance claim payment versus potentially having your carrier cancel you and perhaps get black-balled by the insurance industry.

The perceived benefit to the investor is they either get the inflated price, or if the deal goes "bad" and the tenant defaults they get to keep all the deposit money and rent and all that.

One huge benefit of a private/HML loan is the strength of making an offer when competing with cash buyers.

I just acquired one from a PM where they were charging a tenant a resident benefit package and a building protection plan.  

I would try as a company to do whatever it takes to keep the old timers in the forums with some benefits or something to show that they mean something to the site.
