We are sandwiched between well known hot spots and its an ideal location for someone who wants to explore the beach life or any of the down-town areas nearby (Los Angeles, Long Beach, Redondo, Manhattan, Southbay Etc), new build with modern amenities, washer/dryer in unit, full sized fridge, dishwasher, professional range cooktop, queen bedroom, full standing shower, large kitchen, full sized couch in the living room, private front patio. 

I've never seen an appraisal list an apartment building nearby as a reason for a lower value or as a negative price. 

But there are nearby areas that could work very well. 

They are nearby, all at the same complex, and we have refined the formula pretty well over time.

Try looking at nearby comps of decent homes not fixer uppers.Rentometer - I never found these to be accurate.

If you can show several other homes in your immediate area where the Just Market Value is lower than yours and those houses are near by and similar in make-up, you can file an appeal and have your case heard.

There's land in a nearby town that I think would be perfect for a mobile home or RV/camper park.

The only way I can see Memphis and Atlanta having similarities is probably in the south side of Atlanta (nearby Hartsfield Jackson).

You will likely advance in your career, have no or minimal housing expense and otherwise see your ability to stockpile after tax liquidity accelerate.
