However it is a violation of the code of ethics of the NAR and those rules and penalties apply if your a realtor, but a licensee who is not a realtor can contact listed owners whenever they want.

If pretending to be a renter is hard, then go ahead and just ask the landlord what they have and what they charge since you are trying to determine what rates you should charge.This is all important because NAR and other agencies are expecting the next three years to be higher than norms for rental increases.

One of the major downalls to getting your license is it can be very expensive because of mls fees, NAR fees, state fees, offices fees, etc.Be sure that you consider all of those factors.

I've read that there are several steps to make this happen including getting a sponsoring broker for licensing and joining NAR to get MLS access, etc.
