Otherwise, you may be limited to doing deals that are less than or equal to the equity in your home, and miss out on some bigger opportunities.That said, fix-and-flip loans will have higher fees and interest rates than most HELOC's.

I've been searching for threads/experience purchasing via DSCR (using HELOC as down payment + rehab) and then cash out-refi at 6mo & pay off HELOC...am I missing something?  

With the limited info, I would say #1 is your smartest option but there are a lot of variables missing.

You are missing the point.

You may be able to lean on the title company if they missed something, but generally if the deal closed and its not an issue of material disclosure or title or something its generally your issue now, the owner doesn't really have an obligation to comply if they closed according to the CD you signed.
