I would like to convert the garage into a one bedroom and rent either to another long term tenant or mid term (30 day min for professors or traveling nurses).

did 3   one broke even only because sponsor made everyone whole at exit which I suspect is quite rare.other two are perking along.. these were Class A apartments in Upper mid west promote was not some sky rocket return and frankly I can do better on my own.. but it was end of year so I was looking for some cost seg.

My wife and I have self managed short, mid, and long term rentals.

I've heard of people having pretty good luck with mid term rentals in Rochester because of the Mayo like you said.

MAYBE HVAC, but that is less clear because the total cost of ownership of a very efficient system might not be that much better than a mid-grade system these days.

But this is Rare.. you cant compare most low value areas of cities in the mid west or Rust belt to Charleston SC..
