Should we wait until they do all closing with the current tenant (cleaning, minor repairs, re-key) or should we notify them asap - by contract they are still obligated to do all the closing with our tenant What are your advises from past experience ?

My locksmith price is $55 trip charge and $10 per lock.

Can I charge her the re-keying cost?

Sherriff calls me and lets me know the actual date & time of the eviction, which myself, my crew/locksmith & the Sherriff shows up.

I was told after I paid for auction to rekey doors.

If it is vacant they can rekey it and winterize it in order to prevent freezing pipes.

We clearly outline in our house rules that we expect Tenants to notify us of anything that breaks or is not working correctly - via e-mail if it is not urgent, or to call if it is urgent.We also provide our tenants with a contact list (velcro'd to the inside of a kitchen cupboard door) that contains the e-mail, office, and on-call numbers for our trade/service providers {plumber, locksmith, etc.}, so we rarely get those calls directly.

Room locks – You could do electronic keypads so you don’t have to rekey every time you have a move out (just change the code).

This includes categories like plumbing, electrical, handyman services, appliance repair, garage door repair, locksmith, tree removal, absolutely anything for the repair and maintenance of a building.  

They can make a key, they can authorize you to get a locksmith, is the back door open—they can give your their permission to enter.
