I have a rental property in Detroit that I am looking to get certified, and have tried following the process on the Detroit Housing Commission website (https://www.dhcmi.org/landlord-faqs), which says " To list your property with the Detroit Housing Commission (DHC), you can visit DHC’s Assisted Housing Division office located at 2211 Orleans, Detroit, Michigan 48207.

Yeah there are some cool ideas here, but I do believe she is skirting some local permit laws.

I am in Seattle, but looking to build local team in Detroit, MI as I would like to execute BRRR in there.

What you can require legally changes depending on your location. - If you make the above clear in the listing, you will immediately get fewer applicants.

If this was your current situation (paid off house in my location) and had less than stellar credit, what would you strategy be to scale quickly but sustainably? 

I didn’t see your location in your profile or your post, but assume at least 17% state/federal taxes leaves you with $10k/yr.
