When I was using PMs and their contractors, I was presented with the "plan to success" being to put lipstick on the best available properties and get 70-75% of the amount of rent I actually do get (ongoing maintenance constantly, more challenging tenant pool etc).  

I could fha this property and rent by the room while I do some lipstick throughout the common areas of the house or simply wholesale the contract.

It seems to me that this particular house is a 1650-1700 regardless of how much "lipstick" you put on it. 

I put some lipstick on the pig and  began renting it out.  

And it was cash flowing nicely but with a little lipstick and sweat equity on that property the rent could be much much higher. 

I think a little lipstick upgrade would go a long way on this one.

I see many people post about their "BRRRRs" being better than turnkey, when they may have put lipstick on a pig from a wholesaler.

@Stephen Kleyn you don’t put lipstick on the pig when she’s your long term girlfriend.

In other words, we don't slap lip stick on the proverbial pig and hang a For Rent sign on it.

Lipstick fix to get more money (paint, floors etc basic) and wholetail it for a bit more4. ??????
