Just be aware that when they stop paying rent, you can go through the trouble of suing them, but you cannot collect on a judgement against anybody who is on any government income.

I think the only thing you could do at this point, since you didn't sign in time, would be to sue the seller for compensation for withdrawing the offer before the deadline, but I doubt very highly you could get a judgement for specific performance relating to him selling you the property

I wouldn't tell the listing agent this if she/he called me as the lender when vetting offers, but it'll come down to a human judgement call on the part of the underwriter, how well I package it and write a good cover letter, etc, and not be one of those "oh slam dunk no brainer of course it will be 100% fine" type things.
