My feedback is specific to REI vs what they marketed to me thus far (as I said 1st property with them).  

On the Buy side as far as an investor I never used the lease option to tie up a property.

The key is finding out what the seller wants as far as terms but the majority just want a quick close with the highest price. 

As far as pulling equity from your duplex - totally doable!

Finding some middle ground that is beneficial for both sides is so important and can make or break a deal. 

I had one on my last property and it was great I personally have no interest in unclogging toilets etc As far as closing on the new home, I am not 100% sure.

No one has really connected as far as I know.

Also in the process of understanding what investors are looking for as far as a deal that makes sense.

-As far as trying to sell land with no access, sometimes I've sold those to neighbors who want to increase their acreage, or utility companies, cities or other public entities who could use the piece for whatever reason.

Cash flow-able market with lots of upside as far as appreciation goes.
