Today, he cleared all of the bats, completely rebuilt the chase, re-flashed, sealed, and got everything battened down in time for the guests tomorrow!  

Probably not great cashflow but the appreciation will make up for that and in time it will cashflow better. 

My realtor seemed a little miffed, but I have 17 days to get the appraisal done before closing and my MLO is confident we can get it done in time
