The instant you pull the money out, you have "a second mortgage", but you also have an investment that will pay the mortgage so the net result is positive.

I would never be concerned about a referral fee because I would never for one instant consider paying it.This is not the 1980's, they are not tapped into some stream of information that the every day joe isn't.

I would first focus on items that are going to get an instant return and then take care of other upgrades that while important do add value to the tenant or reduce your expenses.

You could do a cash out refi after the cash purchase to pull out most of your money anyways, and you would get that instant equity.However, I also believe in spreading out your risk.
