I'm not a CPA (although I do know a great one that specializes in RE specifically) but you can run a cost segregation study to accelerate depreciation into the first year to help on taxes (although this is phasing out, but can still be powerful), and may help with your plan to do Roth conversions.

That street is definitely in a transition phase and given the current market conditions in my opinion you would have to discount units in that building to a point where it wouldn't make sense as a STR.

The other primary time requirement is tenant interviews and screening; which I feel could also be out sourced with a pre-made script (at least the initial phase of tenant screening).
