I'd be surprised if the complex doesn't have individually metered units so you may be able to eliminate the utility expenses unless those are for common areas like walk ways, parking lot or laundry.

Well I've never really thought if they appreciate it on an individual level or not.Some do say thank you, some do not. 

If you give someone over 19% membership interest in the deal, the bank will usually require a personal guarantee from that individual. 

For this reason, I teach people to set policies for renting to unrelated individuals.
