Ideally I recommend you ask for Reports such as          Occupancy, Delinquency, Leasing, and Incidents report.

It also carries a possible $10,000 fine per incident and loss of applicator license. 

There was another incident after that where the same tenant supposedly locked himself into a garage and ended up damaging the door lock.

I've also made the acquaintance of quite a few interesting people.Fortunately, while this incident has been a significant setback, it nowhere approaches the catastrophe with which many of our fellows are faced because of the wide spread consequences of the pandemic. 

There's partying and one incident with fighting in a hallway that led to cops coming, though little was done.

So if your tenant had a dog on the property and it bit a neighbor for example, certain breeds are excluded and you may be left responsible for the damages since the incident happened at your property.

Having no mortgage also exposes you to vultures in the event of an incident.  

I understand their perspective on the matter but in my experience of hosting single guests or couples over the last 4 years has been incredibly positive and nearly incident-free.

So I know once the lease expires and the tenant continues to pay rent without a new lease, the tenancy automatically becomes a month-to-month..So there has been some incidents when the tenant has become aggressive and start to intimidate me with violence.

I'd check with the sheriff's office to see if they had an eviction for the address and any other "incidents".
