Such as: freezing pipes in the winter, overheating in the summer, tenant actions that endanger your property (such as cooking with BBQs indoors, using candles for light, use of extension cords from one dwelling to another and overloading of electrical circuits), humidity build up, garbage overflow and vermin that follow that, etc.

I walk in and the laminate was pushed up at the seams and first thing I thought was a heat issue and humidity caused floor to bow up.

You really dont want to be in a situation where an a/c goes out on a tenant and what are you going to tell them in the Houston heat and humidity, "I cant fix your a/c because I dont have any money".You have to cut your everyday expenses or increase your income to get some reserves.

In other words I would have to make rent approx. 300-400 a room in order to attract students to live there.Last thing is that when I entered the basement I noticed a humidity on the supporting beams and 3 steel rods that went from the basement floor to the basement roof countering the force that the beams were suffering.

Getting air movement in the house will eliminate humidity which helps against mold and will also get rid of cold and hot spots.
