I know the water and sewer rates in Fulton county are horrible.

Horrible tenants drove us to pivot and sell instead of refinance.

Let's try and support people who have been scammed with good info and trustworthy referrals because it's a horrible feeling, and ripping people off is truly despicable.

There's plenty of horrible agents out there since the bar is so low, but if you find a good one make sure you communicate that you're open to working with them exclusively (written contract or not) for a period of time. 

While they are local they have horrible interest rates and the tech is terrible.

So... you can certainly be 'RIGHT' and still be a horrible investor making nonsensical arbitraty decisions or you can just be an investor and look at if from that standpoint - sure, you can decide to nickel and dime for additional Tenants and you would be even more justified if you are paying Tenant utilities (if this is the case).

I just moved in and 4 days in, I already know I have made a horrible mistake.

They were pretty regular in getting deals and the properties were not horrible. 

Relatively speaking, it's a horrible time to be trying to do much of anything as to real estate investing (especially compared to 2 years ago when interest rates were 1/2 what they are now).  

It would be horrible if real estate would outpace inflation!
