Just suck it up and hire the real electricians.....it will be the best money you ever spent.They are Handymen for a reason....

If you feel these small issues are a lot to handle, you may want to reconsider whether you want to hold onto this property as an out of state landlord or at least consider hiring a real professional property manager to deal with all of this for you.

I will eventually look to distance myself from this part of the business and hire a PM.

I went through the training module and didn't see that as a submittable claim, but it's a good question - I'll have to ask my rep about that.  

I am working on final details for our first flip and have been trying to find a good template for subcontractors we have hired and cannot find anything on bigger pockets or google.

Over my time (over 30 years), if your lender will make a call to the seller/seller's rep to explain the level of due diligence we've done on the buyer usually goes a long way.

You should keep saving, get pre-approved so you know where you stand, and start working with an investor-friendly agent to show you homes so you get some reps in.

I'm not an attorney, I haven't been hired to litigate damages and go back and fourth trying to prove or disprove who knew what when. 

Today I got a certified letter stating a lien has been placed on the property by the landscaping company they hired but have not paid.
