The house is on Cape Cod, a beach community that is wildly popular in July/August.

I figure, there is something everywhere (tornados, wild fires, regulations).  

It sort of sounds like it’s the Wild West and most of the billing laws are very gray when it comes to water.

We got lucky and bought a SFH in North Park right before things went wild, so we've got a great interest rate and a steal of a mortgage, considering what folks are dealing with right now.

WAG equals wild a$$ guess as I did not look up the actual amount that properties have depreciated in emerald coast since the market high (too lazy to look up).

I appreciate the sound advice.While this is probably a wild goose chase, I wouldn't mind playing this out with the seller a bit (for my education at a minimum) and pursuing what you say about making an offer for the land only and letting them keep the trailers.
