The wholesalers in Philly are comparatively decent in my opinion and there are still deals there.

They do not offer every bank or lender out there or the lenders would never get a lead.When I say FDIC what I mean is "Fully Delegated" and not just Full Eagle where FDIC Mortgage banks have better rates (which they do) because  retail it's or wholesale and not selling the loan to meet a branch bucket or Loan officer compensation plan.

And then add a caveat, one you were genuinely contemplating or actually did list for sale within the first 6 years and it didn't sell for whatever reason and fit in the time frames listed above?

Like any other wholesale market, I "buy" a loan from a lender at a discount and mark it up for my profit.

You're smart for recognizing the importance of building relationships...very few wholesalers in my area understand this. 

My rep was very clear with me that it is a beginner course and that they also offer a more expensive course for experienced wholesalers.

If you want off market deals, typically the best deals are the ones you are going to source on your own, not from an agent or wholesaler. 

We're relying on wholesalers and off market deals - haven't found anything competitive on the MLS in about a year and we used to look at 5-10 properties/week.

He's an acquired taste but I've read many of his books and maybe I'm a fool, but I believe he is genuine in his commitment and drive for success.
