Costs are going to range $125-$165 a foot for mid grade construction all in not including land.

The often misunderstood CONDOTEL.    2 years ago could be had for mid $100,000s  now on their way to $300,000 plus. 

I have a leased signed for mid January at $1,950 but my costs are only $1600 and will only be paying $1,100/month for the unit I'm moving into, so I'm excited about that $850/month monthly swing. 

Is a silicone caulking usable for mid floor areas, or only recommended for caulking against the walls?

For example, you can find stable duplexes in C areas that rent at $600-$800/unit for low to mid 100's, or $800-$900/unit for mid to high $100's.

Spent alot of time working with private equity folks on both the buy and sell side for mid-market companies.

please don't encourage that.. my days of owning and operating RE shops are long gone.. been there done that .. helped many to formidable careers and proud of it...
