As for going larger, I'd love to someday, however, I currently don't have the capital for larger units and I also feel that learning to make this work would be a lot easier to do on a smaller MFH.

I would forgo that and just work with a local realtor. 

You might be able to get it for a song at a tax sale.

Really though its good to look at a lot of deals until you get a grasp on it but unless there is a reason you are in love with it or you get it for a song, there are better opportunities out there.
