That can only be fixed by selling or dealing with it.

I am a wholesaler looking to also break into house hacking, brrrr strategy, and eventually fix and flips.I am in west TX areaWhere in Tx are you currently and what strategies do you employ? 

And they execute their investment strategy/model (develop, resell, hold, etc.) effectively to generate a return and/or equity and make a living.

If we assume all cash and a 50% expense ratio (this improve with time due to the near fixed property tax) would provide 4.8% return from cash flow not including closing costs).  0.5 (rent ratio) * 0.5 (50% rule) * 12 (months). 

Minor Touch-Ups – He fixed small things like scuffed walls and outdated cabinet handles. 3.

With an invoice showing "no charge" for fixing the cupboard, this hopefully can't happen again if a contractor changes did mind or has some type of mental lapse.  

Looks like I have to look at what I did and simply fix that 🙂
