I have narrowed my search but still my focus has been scattered.

This post might be a little scatter brained but here I go.

If it's just a few scattered low income homes you may be spending money on a long term cash vacuum. 

Also, once they do a treatment the roaches are gonna scatter, likely into his unit.

I have 3 dozen properties scattered across different regions and have been using SimplifyEm which works well for tracking leases but does not allow tracking for capital items or insurance.
