Since my dad drank like a fish and lived to 87, I think I'm ok as long as long as I don't run out of booze.....

All of those markets we would go nuts in with our REI approaches.  

And with four children, wife, job that takes up a lot of my time, and being a little fish in the big sea of investing, I don't have the time/resources to find deals otherwise.

Have you heard of Whiteys Fish Camp in Fleming? 

I remember those 35 acre ranchettes was very popular in the day.. not sure why 35 acres and not 40s  as you could break down a section  ( 640 acres) in even numbers 320 s  160s  80 s 40s 20s etc. 35 always struck me as odd and you would see them advertised in hunting and fishing mags..

He's willing to lower the price to 5.5m, but that's still too high for my blood.There's no fly fishing where I live but there's a fairly large lake for bass or catfish fishing.

I used to fish the Smith a lot you talk about incredible river and the redwood groves one has to see those in their lifetime there is simply nothing like a Redwood Tree that is 30 foot at the butt and 250 ft tall and the canopy occupies 1/2 acre.
