It depends on the market and whether you'd like to hold onto more liquid cash to put toward the next deal. 

My favorite was actually just 1.5” galvy tico nails with a palm nailer.

They buy up lots in nowhere that you can do nothing with and then act like they've been liquidated by the government so they can sell them off supposedly cheap.

You want to add value and reduce expenses.Also, it is wise to have a healthy liquid reserve available when buying commercial real estate.I would call commercial real estate brokers and find one with a teacher's heart.

Personally, I enjoy self-managing and screening is my favorite thing, so I'm not in the market for PM services, but a lot of my clients that I work with and other fellow investors would be interested in it.

It looked like in 2022/2023 they were going to suck liquidity back out of the market, but this year we are up again.I am not sure if we are going to actually see the announced tariffs or if that is just saber rattling.

DSCR is a credit/liquidity driven program. 

Its a business that require a lot of TRUE liquidity.

If you want something more suburban, towns like Easton, E Stroudsburg, and into Lehigh Valley may still have some options less than those other areas.
