Some thoughts:-You make a lot of assumptions about how accredited investors got their money, particularly the false equivalence of wealth being derived solely from business acumen/knowledge.

Thanks in advance, Henry  If you stick to the bigger names / more established brands in the industry you will be more likely avoid things like false advertising.Super important to note that real estate is a people business though.

I definitely like the idea of asking a question with false information to see if the "landlord" corrects you.

A dead remote battery, ac unit turned off. ect. they should be responsible to pay the service call for those false issues. 

Some investors walk away with a false sense of security and a lot of unnecessary overhead work and costs. 

I slowly began to re-seat myself back in my corporate role changing companies and being promoted providing that false security again. 

You could also put a false ad on Craigslist and see how much response you get.
