or in other words, increasingly individuals/business want to spend more money while they have less available to them. even via credit or 'creative' funding. at least as of Jan 2014 lenders are bound by the 'New Qualified (QM) Rule' at a nationwide level by the Consumer Financial Protection Bureau, which mandates that even 'PRIVATE' loans require the borrower’s total documented debt to income (DTI) including the loan payment isn’t over 43%.so seems more and more than ever resort to creating the facade that they do in order to be taken seriously and appear to be busy actively 'investing' yet more and more properties are in/out/in/out of contract like musical chairs these days until they 'finally' close after much wasted time.http://cashformyclosing.com/proof-of-funds/the plethora of sites out there offering 'proof of funds' letters - some like the above offering proof of 'unlimited' funds for a low monthly 'subscription' really take the cake in what 'proof of funds' is apparently being belittled to. investing in the business arena used to mean expending money for future profit; i'm not sure of the scope of what it means nowadays anymore though.

Hi Kim,The house is screaming for a proper proper porch/entry with a portico... it would completely transform the front facade and give the house some much-needed curb appeal.That said, with your extremely limited budget, the next best solution would be build a MUCH bigger wood porch over the existing one (no demo cost, and it's below the entry treshold) that extends a few feet farther into the yard from the house, and if you can afford it, to the far right small window.Either way, build two simple fat columns at the corners of the porch that would be about a foot higher than the railing, and positioned just outside the two smaller windows flanking the entry door.Then, paint the entry door a deep, very rich burgundy.It probably would exceed your super-tight budget, but would absolutely be worth the investment.

The last house I had under contract, the brick facade was bowing out in the middle (3-story house, bricks were bowed out several inches at the 3rd floor line) and the listing agent said they had a contractor look at it and it's fine.

The main issue was the brick facade was pulling away from the house, I voiced my concern to my realtor before putting in the offer, the listing agent said they had it "looked at" and it was fine.

You can try to change the windows on the street facade which is a very expensive endevour (approx. $800 - $2500 per unit).
