It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

Is the ROI worth the extra cost?  

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

Is the extra headache really worth it? 

Now to provide extra comfort and convenience to our buyers (who are mostly out of state) we agree to help them out by getting them set up with local property management that we work with closely as well as assisting management market the property for rent to place tenants.

One thing that I would like to add to this list is making an investment without having enough extra money to get through the medium times as well as the bad times.

You can also request a security deposit for extra peace of mind. 

In a perfect situation, the payment will still be delayed (even if by hours) using this additional system.And secondly, many of these vendors have "clawback" provisions where, in their terms of service, you give them permission to go back into your account - even weeks after the fact - and reverse a deposit that was made by your tenant.My system is simple, allows for tenants to pay through multiple means, and does not cost me anything extra.

A couple of thoughts that might help.I recast a loan at a point where I had paid enough extra to allow recast (I think it was $5k over).
