not sure what your comparing it to though.but take Tyler for instance.. he plunked down some amount of cash I would suspect and pure guess in the 40k range for this property.. he could alternatively gone to Richmond CA and bought small bungalow or duplex for 200 to 225k and put 40k down and would cash flow neutral.. but his tenant would be paying down his mortgage note...

@Tanarat BunchomOn my flips, I just got started in the Scranton area, and I don't have the experience, but I could see that the North Scranton area like Greenridge, and the surrounding areas like Taylor, Dunmore, Old Forge, Olyphant, ect are definitely desireble areas, for instance in Taylor I am finishing now a flip, and people are keeping to ask me if I wanna sell it before it's even on the market.

In each instance, fault was on person B (Yourself in this scenario) and NOT on person A who the tree trunk was on there property but limbs overhanging neighbors, AS LONG AS they had readily allowed and made no conflict to person B cutting out/down whatever was projecting onto there property line.

I suspect the builder has crappy credit and can't get approved on their own.Also, as a former banker myself, local banks aren't generally interested in financing new construction on this size of project or a builder that doesn't have extensive experience in these type of builds, in my opinion.
