Phase #5 – SellAt this point, the property exhibits completed updates, increased revenues, and appreciation.

What I don’t like is the use of the following sales/marketing tools used1-  overly complicated product designed so that consumer would need a graduate degree in finance to do proper evaluation2- incomplete and bias analysis of product by sales person3 - sales person disguising themselves as financial advisor4- creating a catchy name for an insurance product that has nothing to do with what the product does or how it worksI’m always amused by the almost violent reaction proponents of these products exhibit when someone questions, or sheds light on the value of the product or on the ethics of the industry.

On my application it does say that applicant must Exhibit a responsible financial life.

You can choose the specific deals you loan into.They are the first lien position on a Deed of Trust filed with the county, and included on that document is an "Exhibit A" listing all of the individual investors that are part of that lien.The loans are typically to builders developing land, and they drip out chunks of the cash to the builders as they reach each stage of development.They pay 10% monthly interest distributions.  9 month term with a 9 month extension option, so would expect it to run 18 months but it could be shorter.They have been lending since 2011 and do ~70 loans per year. 

I do review the Dec of Condo since it generally has an as built survey as an exhibit as well as an exhibit showing the location of the units. 

If you can't exhibit that you are collecting $40,000 a month in income on a consistent basis, no lender is going to count that amount of money towards offsetting your debt to income ratio.  

Around the sides of the door is just brick mortar which already exhibits cracking and gaps, as I see all over my brickwork.
