ps: I'm aware that internal rate of return (IRR) can help me estimate that but it assumes the whole value of the property (equity), while I want to exclude equity from the equation, as I'm not going to either sell or refinance the property in the first few years for sure and thus want to analyze cash on cash year over year for the first few years only.

be mindful that those involved in the military are provided an 'extender' on their section 121 exclusion eligibility.Depending on the appreciation on the property(if there was), you may want to consider taking advantage of section 121 as the excluded gain may be higher than the potential cash-flow that you can get on a property.

Generally speaking, a good rule of thumb is to expect your closing costs between 3%-5% excluding any points paid so even though they may be slightly higher than other lenders, they are still in that industry-wide range.
