Excellent insight showing just how ridiculous this “don’t need capital, just drive for dollars” nonsense is. 

You'll potentially increase your stress, fail to replace your lost income, and possibly lose part or all of your investment property equity.Focus on replacing your job and stabilizing your finances.

If the property meets your financial and lifestyle goals, it could be an excellent first house hack, but be cautious with the risks and have a contingency plan.Good luck!

There's no reason to go ALL financing or ALL cash, but to be strategic about how to use your funds to acquire more properties as opportunities present themselves.Hope that helps with your thought process.

To be honest, this is an excellent example of WHY I am so obsessed with Real Estate Investing vs all other forms. 

We are happy because the choices we have made have put us in the path of what we love to do and we can excel at it because we feel supported by a network that no matter the question, someone has the answer.

Some Excel files that my 15yo daughter could have done a better job putting together and when we ask questions we are given the shuffle around, no one … and I mean NO ONE will give us a straight answer … I feel like we have just been sucked into the 2020's version of a new age cult!
