I have friend who has a running joke that I cannot even get on one.

Oh, one more thing to be wary of, section 8 contracts states that if you have long running issue and not fixing it, not only can they stop the rent payment for that unit, but for every unit in that property.and another one. 

Run your numbers and then revisit!

Short term rentals do get more money, but also cost more to run and require more time.  

I’ve run into this many times on deals I acquired and rehabbed utilizing hard money.  

Have you looked into property management options or run numbers factoring in potential vacancies and maintenance?

From there once a deal makes sense, pull the trigger, a lot of folks get stuck in analysis paralysis and I’m not saying don’t do your due diligence or be smart about it, but acting quickly and with intention will benefit you greatly in the long run.
