But given I've paid for snow removal like once ever, I don't know what I should offer someone who is not a "pro" and already has an idea of their rate. 

In effect, you will end up paying tax on your refi cash later on, when you sell the property.

They don't understand how to price effectively, study the market, set boundaries with tenants, establish policies and procedures, communicate, and dozens of other things.

Point is the above comments there are many other more effective ways to meet the FINCEN stated objectives for tax evasion, money laundering and terrorism.   

However, this is not really effective in the real world.
