Sometimes the best deals are the ones you don't do.General Tips:  If you have the ability to manage a small 4 plex when you start, it can be an invaluable education. 

A lot of education and a little bit of practice is something that one can accomplish with elbow grease. 

In the meantime, I’ll continue educating myself through resources like BiggerPockets, networking, and local market research.
