I only was thinking of the tenant having to pay a monthly fee for hvac filters and renters ins when these are easily attainable.

You'll need good contact info for them to be able to collect, and ideally the new address for the tenant however which if you don't have can probably be found easily with some online sleuthing/ contacting their employer, skip tracing software, etc.

This will only show tenants with rent bumps or term dates or delinquencies or questions, and hide the rest of the tenants so that you can easily take a snapshot pic and send to your property manager.
