QB really is not made well for landlords and landlords leave QB every day for better software, payment processing is really expensive, and with QB there's no tenant portal for your tenants to schedule payments or push maintenance requests. 

Schedule a meeting with your CPA and tell them all about your goals for the year.

They use the same amortization schedule unless you are paying interest only.

The April 15th meeting was pushed to April 22nd due to scheduling.

If you plan to resell, I think it's wise to discuss with seller in advance and that way the lien on the property can be transferred to second buyer, but you can continue to make payments at the former schedule etc.

The loan does need to be secured by the property being improved if we are talking about a personal residence and personal itemized deductions on Schedule A.
