It seems safe to say the properties with lengthy periods of tax non-payment are most likely to be houses the high bidder could foreclose upon.  

The key is to buy a “good” property at a “good” price; if it can be financed with maximum leverage SAFELY, so much the better.  

If you have family or friends in the affected regions, urge them to prepare and stay safe.

Is it safe to assume that with rates much higher, that the target IRR is now in the mid to high teens?

The townhouse is located near by Kennesaw State University, in a nice and safe neighborhood, not too far from downtown (about 30-45mins), with easy access to I75 (huge deal for Atlanta, especially if you work in downtown). 

:)I definitely hear you on the risk - I aim to buy-and-hold the properties and place Section 8 tenants, so the deals tend to be as safe as possible, but I understand your and Mitch's points about deals possibly losing money.Where I'm getting lost is on how to structure being paid when I borrow from private lenders.

Beyond that, you're on your own unless you take the initiative to have someone help you and perhaps split the Assignments fee 50/50.Is it safe to say you would have felt better about things if it was "One on one" and they helped you close the deals?  

How safe is the area? 

When they cancelled the BP social event, combined with the resort closing early (9pm) to get employees home safely (both understandable) it created restaurant impacts.I had two different somewhat severe room issues.
