And what is your price point and are you looking for turn-key properties or something along the lines of a "fixer upper"?

Meeting the material participation hours is absolutely doable, even with a property manager, as long as you stay actively involved in key tasks like marketing, bookings, and bookkeeping.

@Michael Fucillo You are not jumping the gun at all.  16 units is still a lot to manage by hand, and getting a system that makes your day to day easier is going to be key to your own sanity. 

Hey @Thanh Lu, so if you only have a couple of units, then self management isn't that hard.The key to doing it right is setting it up properly and keeping up on maintenance.I can count the number of late night calls from guests on one hand.

The previous owners took reservations mostly by phone, wrote them on a big paper wall calendar and hand keyed CC numbers into a terminal 😲The bunk beds have been a huge win. 

The key is to start when the right opportunity comes up.Good luck!
