Even if your GC is decent was able to get your job done in 100 days, if it doesn't resemble the comps in quality then your 300k exit is now 270k and with all the exit costs and holding costs your 40k expect profit is now under 10k. 

You will also be able to achieve a decent rate with a longer PPP period.

I think you can model a decent double digit return but how do you transition to actually pulling money out? 

Maybe have a decent sized pool of cash to take care of the occasional roof repair or personal expense, but almost entirely in real estate?

Dont buy a bad deal because creative financing makes it a decent or good deal.
