Hello everyone, Quick question, I currently live in California and have my entity set up in California to do deals in state.

Given that the property was worth $390K in its current condition, I saw an opportunity to make the numbers work while keeping my upfront costs low.Instead of increasing my cash offer, I negotiated a $25K down payment with the seller carrying the balance for two years through owner financing.

I am currently renovating it and we plan to when i am done to transfer the property to my buisness name. what would be the best route to go.  

I'm more interested in purchasing 10 homes to have fully paid off by the time I retire, as I'm not living on the cash flow w/ current job. 

i'm currently trying to buy on seller finance. 

I know it's a long shot, but I'm currently having lawyers review the signed subscription documents to see if there's any way to minimize the losses here. 

My current agent suggested if it made sense financially, to do some rehab work to get the properties rent-ready, but I do not have the liquid funds to do so and sell these as-is.

If I invested 100K today, they are currently providing anywhere from 60 to 72% passive tax deductions due to cost segregation, depreciation, etc. 

If there are any modifications to their current contract, ensure that the lease renewal is shared with them in advance, clearly outlining any potential changes.
