We plan to use the cottage a few weeks a year and rent it out the rest of the year.

Now that I'm trying to build a cottage on my property (which Fabmac has always known this was our plan, we even paid extra to have them put in a septic that could handle the ADU) I found out that no one has the plans for my property.

The one we ended up purchasing was one a fellow had bought to clear a lot for his cottage ... it had had endured a comparatively easy life.

I have a unit in Sailboat Bend - SFH with a back 1/1 cottage.

I've been thinking the same thing, but trying to find a property that already has a home on it or cottage and then expand.  

Here's the situation:- I found a good investment property (lake front, small cottage) for short term rentals - $350,000 offer was accepted - My partner has the 25% down payment, most of which is gift money from a property his mother recently sold - Neither of us can get a conventional financing loan right now (need to file 2022 taxes first) - We found a non-bank lender that doesn't ask for tax returns, but they do look at bank statements and will see that the money is a gift, and because they only loan for investment properties, gifts are now allowed - So, we're looking for a new lender... any ideas?
