I am aware and plan to attend the next Investor meeting at the Grata lounge at the Clocktower Plaza on the second Monday of every month at 7 pm.  

The assemblage will start at 4 p.m. and will be held at Santa Barbara Brew Co Lounge (in the back).

Or maybe find a place with 6-7 bedrooms and create more of a study room or lounge space.

If on a Friday evening the neighbors are sitting on lounge chairs in the front lawn smoking something that is not a cigarette, blasting music, and every so often a car rolls up and some sort of fast transaction/exchange is made, that would be a red flag. 

The house might be nice, but when they see the pool with the potted palms, lounge chairs, etc. it always sinks the hooks in.

You could advertise your rentals in the graduate and medical school student lounges and (electronic) bulletin boards.
