Its hard enough to find the "right" house to live in, but when you add factors like: foundation repair, new roof, new hvac, complete cosmetic over haul, it makes it that much more difficult.Certainly can be done, and not only that, you can find a house in Collin county off market cheaper that what you would pay retail.Its important to make sure you have a resource for properties, an investor friendly lender Ie.

A downdraft stove unless you get a deal is going to be more expensive and something else for the tenant to break, it could be quicker though because you don't have to worry about cosmetics behind a stove. 

Let him/her know specifics such as area, size, price range, value add, turnkey, any deferred maintenance issues, cosmetics or full rehab, etc. 

If I recall, there is also a company offering a similar service. the TV show is based in the Olympia Tacoma Washington market and the homes are basically dated and just need  mainly cosmetic remodel these are not dilapidated houses.. and in that market these homes sell for 500 to 1 mil..

I am a buy and hold investor looking to buy a small single family home that at most needs major cosmetic work done.

It needed minor cosmetic updates, I was able to do most of the work myself and it has been rented out since last summer.

If it’s not dangerous it will be repaired once the tenant moves out as it’s only cosmetic.

There are still some good opportunities if you are willing to buy an ugly duck and do cosmetic work to get it up to market rental rates.
